To do it right, we focus on the intersection of who your target buyers are, what they are looking for in their next home, what your home’s best features are and how those buyers would see themselves using the space. This sweet spot drives our approach to design.

When investing in staging for a well-understood target buyer, and working with realtor partners who understand how to market, your home sells faster.
Is your home near a great school, surrounded by nature or have walkable restaurants nearby? What types of buyers are interested in those things? Knowing who those people are and staging for them can cut time on market significantly.

Helping your buyers imagine themselves living in your home and drawing their attention to its most attractive features - whether that’s great light, tons of flexible space or something else - increases the value of your home in their eyes. These factors drive higher offers.
According to a Real Estate Staging Association survey, 75% of sellers saw a return of 5-15% of their asking price when investing in staging. Compared to staging costs that average about 1% of your asking price, that’s a big win.
According to the National Association of Realtors, 81% of buyers’ agents say staging helped buyers envision themselves living in the property they ultimately ended up buying.

There is a lot that goes on behind-the-scenes for stagers, but our biggest priority is creating a great experience for YOU. So here is what the process looks like for our realtor clients and home sellers…
Step one: engage a realtor
A great realtor will identify changes that will increase the value and marketability of your home, and help you establish a go-to-market timeline. Part of this planning process should involve a discussion of whether hiring a professional stager makes sense for you.
Step two: realtor and stager connect
Once you have decided to hire a professional stager, your realtor will make a recommendation - often to a stager they have worked with before - and get the ball rolling.
The next step is usually a preview or walk-through; which is a meeting at the property between the realtor and stager (and sometimes the homeowner, if necessary). The conversation will focus on strategy (target buyers, challenges, key home features) and logistics. The stager will take some photos to use for planning purposes and will generate an estimate of project costs. All systems go? A stage date will be set.
Step three: stage day
Stage day takes place after your cleaners have finished and before your photographer shows up. What we are looking for on stage day is access to the home (provided by your realtor) and an empty space; empty of both things and people. This lets us do our best work.
We will arrive with our box truck, unload and get to work. We keep lines of communication open with your realtor in case any questions or challenges come up. When we are finished, we’ll send them a text message to let them know.
